What escrow means
Escrow is a neutral holding arrangement. Your title company holds the deposit, documents, and closing funds and releases them only when every condition in the contract has been met. This protects both buyer and seller.
The three phases
1. Opening escrow
Once a contract is signed, your agent sends it to us. We open the file, receive the buyer's escrow deposit, order the title search, and request payoff letters, HOA estoppels, and municipal lien searches.
2. Processing
We review the title search, clear any liens or defects, coordinate with the lender on loan requirements, prepare the title commitment, and work with all parties to meet inspection, appraisal, and financing deadlines.
3. Closing
We prepare the settlement statement and closing documents, confirm funds have arrived by verified wire, conduct the signing, record the deed and mortgage with the county, pay off existing loans, and disburse proceeds to the seller and other parties.
Tips for a smooth escrow
- Respond quickly to requests for documents or signatures
- Never change wiring instructions based on an email; always call to verify
- Tell us early if you will sign remotely or by power of attorney
- Avoid new credit, large purchases, or job changes before closing
